As can be seen in the above figure, initial Service Charge estimates by the appointed consultant were in the high 30s. CMD’s effort resulted in a reduction of the proposed Service Charges through optimisation of service delivery. It must be noted that in the revised service charge estimates, funds for Concierge services have not been included, the contribution to the Reserve fund has been reduced and it is likely there will be an increase in year 2 of operation.

A key aspect of City Walk Residences is that it comprises of 34 buildings built over 13 plots.

Consequently, the manpower required to operate City Walk Residences is significant:

All 34 buildings in City Walk Residences have attractive lobbies with reception desks. These desks require manning that consists of 102 reception staff (not including relievers), with Concierge staff on 2 shifts and Security over the night shift. As an example for comparison, it is unusual for similar low-rise buildings to have receptions, most being designed with basic building entrances and no receptions (and therefore do not require manning).

Residents have access to 17 beautiful swimming pools (there is on average 1 pool for every 88 units). Each of these pools require lifeguard supervision (in addition to maintenance requirements).

There are 14 CCTV rooms requiring 24/7 coverage in line with Dubai Police requirements.

Deliveries are through the 19 loading docks serving these buildings, each needing to be manned.

Amenities

Unlike other developments within Dubai where gyms and pools are shared over 4-6 buildings, City Walk Residences has a high ratio of amenity to apartment. On an average, amenities are shared by maximum 2 buildings. For example, a dedicated gym and pool is serviced for building 8 which has units as low as 15 numbers.

City Walk Service Charges Over the Years

City Walk Residences, whilst being relatively inefficient, is in its third year of operation. As seen in the above graph, the Service Charge rate has been reducing progressively over the past four financial cycles showing that although initially, certain elements of the budget were based on projections, these projections have been validated and the budget reduced overall through the introduction of efficiencies where feasible.
