The master developer of freehold properties in Ras Al Khaimah, Marjan, has announced a large business and residential project, RAK Central. The mixed-use district will consist of Grade A office and commercial spaces. The commercial properties will be designed according to the needs of the anchor tenants, with open floor plans to ensure flexibility.
Investors are offered 34 freehold plots which allow developers to build residential buildings of up to 45 floors, or about 656 ft. The land plots will be carefully planned to provide scenic views from all sides. There will be more than 4,000 residential apartments, three million square feet of office space available for rent, three hotels with a capacity of more than 1,000 people, many parks, shopping and entertainment facilities, as well as several interconnected buildings with more than 1,000 parking spaces for visitors.
Once all stages of construction are complete, the RAK Central complex will create a dynamic place to work, live and seek entertainment, which is all a part of implementing RAK Vision 2030 in the emirate. RAK Central offers a pedestrian-friendly landscaped walking area, wide open spaces and parks.
The development is located on Sheikh Mohammed bin Salem Al Qasimi Street, which offers gorgeous views of the Arabian Gulf and the Al Hamra Golf Club. RAK Central will become the biggest commercial business district in the Northern Emirates, attracting large businesses and other entities in the area to set up their headquarters there, including the Marjan development company.
RAK Central will use advanced technological solutions, including artificial intelligence (AI), to create a smart and modern ecosystem. The community will follow the principles of sustainable development outlined in the LEED Gold Certification.
RAK Central will be developed in phases, with the first phase comprising one million sq. ft of commercial office space for rent, as well as additional spaces for development. The world-renowned architecture, design and planning firm, Gensler, is designing Marjan’s own headquarters and integrated office complex as part of the first stage. Construction is scheduled to begin in 2024, with the first phase of infrastructure and the main business complex expected to be completed in Q4 2026.
